Can we include the notice to owner on an estimate?

Can we include the notice to owner on an estimate & it sufficient to do a lien for homeowner? Most our homeowners sign the estimate, our contractors typically do not.

1. If you have a direct contract with the owner you are not required to deliver them a notice to owner. 2. A notice to owner is sent when you are under contract by someone other than the owner to do work on the owner's property. 3. Florida law prescribes the means of delivering the notice to owner to be: (a) By actual delivery to the person to be served; if a partnership, to one of the partners; if a corporation, to an officer, director, managing agent, or business agent; or, if a limited liability company, to a member or manager. (b) By common carrier delivery service or by registered, Global Express Guaranteed, or certified mail, with postage or shipping paid by the sender and with evidence of delivery, which may be in an electronic format. (c)  By posting on the site of the improvement if service as provided by paragraph (a) or paragraph (b) cannot be accomplished. Your best bet is to use certified mail, but if time is short hand deliver the notice.
