What is the next step after filing a 3-month non-residential notice when payment is not received.

Texas

We are a subcontractor. We have not received any communication from the general contractor regarding payment, even after filing the 3 month notice.

Without knowng the full story it's hard to engage, but filing a lien is good leverage but never a gurantee. Even after you do so, you may need someone like myself to help you execute it to get paid. I work with contractors like you to help them get paid, and I charge only if I collect. You are welcome to reach out to me at Jgrider@debt-rr.com or 4807390024

Hopefully, you also provided notice to the owner. In addition to the notice, you need to file a lien in the county records where the property is located. If that does not get their attention (both owner and general contractor) you file a lawsuit seeking to foreclose the lien and to collect the debt from the general contractor or, if you are a second tier sub, from the sub for whom you did the work.
