How long does a mechanic lien last in Texas before the lien needs to get perfected? thank you

The deadline to enforce a Texas mechanics lien claim depends on the project type. For residential property, the lien must be enforced by the later of: 1) 1 year after the last date on which the lien could have been filed; or 2) 1 year after the project is completed, terminated, or abandoned. For non-residential projects, the lien must be enforced by the later of: 1) 2 years after the last date when the lien could have been filed; or 2) 1 year after the project is completed, terminated, or abandoned
