I'm working with Z lien on projects, we send out notices .
The contractor is requesting invoices, receipts, checks payment and proof of expenses for the project
Do I have to provide all the information to the contractor or is against to perfect lien provide those?
TexasWe have a contract in place with a Contractor and our role is Material Supplier. The payment terms offered to them were 95% upon manufacture completion (ready to ship) and 5% upon start-up. They have only paid 90% and we have been having a hard time getting the other 5% from the first payment. Now we are at a point where start-up has been completed and is due (however, they have Net 60 days from start-up to pay that 5% - making it due on 10/28/18). We just prepared an order for the Notice of Contractual Retainage to be sent out and listed the retainage as 5% and the amount as $13,629.00. Total balance due to us is 10% and the amount is $27,258.00. By doing this, are we hurting our rights to the other 5% that is past due?
TexasSubcontractor send POs to our rep. Rep then sends us a PO. We send quote to rep and they mark it up and invoice the subcontractor. They receive payment from the subcontractor.

Texasur company, us the sub contractors are about done with a job and had your company send a notice this past week, now since we are almost at the end how will it affect me in getting paid if every app is to wait 45 days from submission date my next pay will be arount October 5th do i have to send another notice or can we proceed with step 2 from first notice sent.

TexasIf the 3rd-month Notice is delivered later than the lien, is the lien still legally effective? Do we have to refile a lien?
TexasStarted work in January, Finished in April. Checks been in the mail every week. (Person was a friendly acquaintance) I did the sprinkler work for the landscape contractor on a job. So I guess I am a second tier provider. According to your calculator I am 92 days late to file the 2nd month letter but I have 61 days to file a lien. I am not sure what that means or what I am supposed to do. Send a 2 month letter late? Send the 3 month letter soon after and then file a lien or have I lost the right to lien, having missed the first deadline?
TexasOnce I am clear on when we start counting the 90 days, my next question is: On non-residential projects, TX laws indicate the deadline is both the 15th day of the 2nd month, and the 15th day of the 3rd month, following each month in which work was performed and unpaid. (The 2nd month notice has to be sent only to the prime contractor.) Do we need to send out the monthly notice both the 2nd and 3rd months in order to perfect our lien rights? And, will those two monthly notices likely have the same amount due?
